Terms and Conditions
The general home inspection makes no warranties or guarantees. A home inspection is a non-invasive visual examination of a residential dwelling, conducted for an agreed upon fee, which is designed to identify visually observed defects within the specific components of the inspected dwelling. Components may include any, all, or a combination of mechanical, structural, electrical, plumbing, or any other essential system/portion of the home as identified and agreed to by the Client and Inspector, prior to the inspection.
A Home Inspection is intended to assist in the evaluation of the overall condition of the dwelling according to the agreed upon date and time of the inspection. The observation of the visible and apparent condition of the structure and it’s components on the date of the inspection do not in any way reflect or predict future conditions.
A Home Inspection will not reveal every concern or defect that exists or ever could exist. The inspection will only reveal those material defects observed on the day of the inspection.
A material defect is a condition within a residential property or any portion of the property that could have a significant, adverse impact on the value of the property, or that involves an unreasonable risk to people on the property. Structural elements, systems, or subsystems identified as “end of life,” “near end of life,” “end of useful life,” or similar, related verbiage do not by itself classify as a material defect.
An Inspection Report shall describe and identify in written or typed format the inspected systems, structures, and components of the dwelling and shall identify any material defects observed at the time of the inspection. Inspection reports may contain opinions or recommendations regarding the conditions reported or recommended for correction, monitoring or further evaluation by licensed and qualified professionals, but this is not a requirement of the inspector or inspection report.
The General Home Inspection is not a building code-compliance inspection but rather a visual inspection for safety and system defects. The inspection is not technically exhaustive. The Inspection Report may identify and comment on observed conditions that violate building codes, safety defects, and building compliance issues, however confirmation of compliance with any building code or identification of any building code violation is no the goal of the Inspection Report and lies beyond the scope of the General Home Inspection.
The General Home Inspection will be conducted in accordance with the current Standards of Practice of the International Association of Certified Home Inspectors (INTERNACHI). The Standards of Practice can be found at www.nachi.org/sop.
Customers who cancel their inspection must due so within 24 hours of the agreed upon inspection date to receive a full refund. Last minute cancellations will forfeit 50% of the total inspection fee. The agreed upon inspection date is the day in which the home inspection is scheduled to take place.
Collection and Use of Information
Personal information is defined as information that can be used to identify and contact you, the client. Specifically your name, mailing address, email address, payment method, and telephone number, as well as other information when such information is combined with your personal information.
When you purchase or register at our website we ask you to auto supply us with personal information so that we can provide, enhance, and personalize our services and marketing efforts. For similar reasons, we may supplement the personal information you provide with publicly available information about you. This information is used to process your registration, your orders, and your payments, and to communicate with you on these as well as other topics.
Inspection prices vary and are based on several factors including the square footage of the home, what the home is built on (crawlspace, slab, basement), the location of the home, and the age of the home. Services such as Radon, Mold, and Infrared imaging can be added to the home inspection for an additional price. Prior to services being conducted, a quote will be provided. Absolutely no services will be conducted until an agreed upon price for services has been arranged by the client and Premier Home Inspections LLC.
